Waterfront property: Not Just Yours to Enjoy

Waterfront real estate is highly sought after for vacation homes because of its beauty, amenities for sports & recreation, or its potential for relaxation and solitude. If you are looking for a water front home, you are probably aware, just by browsing starting prices, of the value of the investment you are making. You aren’t simply buying something; you are investing in an asset.

Getting the right deal on the right home is extremely important, but it is easy to get distracted by the allure of the most attractive feature of water fronts – the water itself. Don’t allow yourself to get distracted from your personal purpose and reason for seeking out a home by the water. Use this list of questions to determine of the waterfront property you are drooling over is really right for you.

  • Does the location of potential waterfront properties suit your needs?

Each person’s reason for desiring a waterfront home will be different. Some people’s idyllic setting is the quiet and peacefulness of the lake, enjoyed for its beauty or maybe some fishing, but all enjoyed in communion with nature.  Others want to participate in noisy water sports such as speed boating, riding ski-doos, or water skiing.

If you aren’t careful in your choice of location for your waterfront property, your tranquil enjoyment of nature may be interrupted by noisy, speed-boating neighbors every morning.  If you choose a location which is crowded, busy and constantly active, you will be disappointed, no matter how beautiful the setting.

The same concept applies for those who inadvertently choose more remote and tranquil settings when they require better access to centers of activity.

This is why it is helpful to use a MLS (multiple listing service) when you are searching waterfront real estate listings.  This type of service lists real estate from many different realtors all in one location. Most MLS sites allow you to search for specific features based on the amenities of the locations. This way you are able to search many listings with your exact specifications, all in one convenient location.

It is also a good idea to look at maps of the waterfront area you are interested in to get an idea for what location is best suited to your needs, or if you need to explore other waterfront areas. Visit in person so you can get a realistic view instead of a just a snapshot.

  • Do the state and local laws which govern waterfront property in your desired location pose a problem for you?

There are always court cases in the news involving waterfront property rights.  One of the biggest problems is the constant conflict between private property rights of those who own the land around bodies of water and the rights of the public to use the water for sport or recreation. If you are located near a public beach or park, for instance, you may have problems with frequent trespassing.

If you are buying waterfront real estate, you need to know the local and state laws regarding the public’s use of the body of water you are near, and whether it conflicts with enjoyment of your personal property.  If you know the property laws, you will search MLS listings based on locations which will suit your preferences.

Whatever your needs and preferences in Lake TahoeNevada water front real estate, livinglaketahoe.com has listings you will love. Use our free Lake Tahoe MLS search to instantly search hundreds of listings which meet your specifications so you can find the waterfront of your dreams become a reality.
